If you want a beautiful, green lawn, you have two options: seed it and wait, or sod it and enjoy it almost immediately. For Maryland and Delaware homeowners who want real results without the months-long wait, sod installation is the answer. This guide covers the best grass types for our climate, when to install, what it costs, and how to care for new sod properly.
Speed — A full lawn in one to two days rather than months of waiting for seed to germinate and fill in.
Reliability — Sod is established, mature grass. It goes in as a complete product, not a gamble against weather, birds, or soil conditions.
Erosion Control — Sod's root system binds soil immediately — critical for slopes and areas prone to runoff.
Weed Suppression — A dense sod lawn leaves little room for weeds to establish.
Year-Round Usability — Sod can be installed in spring, summer, and fall in Maryland, and is typically walkable within 2–3 weeks of installation.
Tall Fescue — The most popular choice for Maryland homeowners. A cool-season grass that handles Maryland's hot summers and cold winters well. Drought-tolerant, shade-tolerant, and adapts to a wide range of Maryland soil conditions. This is typically our first recommendation for most properties.
Zoysia — A warm-season grass that thrives in Maryland's summer heat. Forms a dense, thick lawn that crowds out weeds effectively. Goes dormant in winter but comes back beautifully in spring. Great for full-sun areas.
Bluegrass/Fescue Blend — Combines the visual beauty of Kentucky bluegrass with the heat tolerance of fescue. Works well in moderate sun conditions across Maryland.
Bermuda — A heat-loving, fast-growing warm-season grass used primarily in southern Maryland. Handles foot traffic extremely well but does go dormant in winter.
Spring (April–May): Excellent time for cool-season grasses. Mild temperatures help roots establish before summer heat arrives.
Late Summer/Early Fall (August–October): The absolute best time for cool-season sod in Maryland. Cooler temperatures, adequate rainfall, and warm soil create ideal rooting conditions. This is peak sod season.
Winter: Not recommended. Frozen ground prevents root establishment.
For a typical Maryland yard (2,000–5,000 sq ft), total sod installation costs typically run $4,000–$18,000 depending on size, prep work required, and grass type.
Water deeply and frequently — For the first two weeks, water every day, enough to keep the top 2–4 inches of soil consistently moist. After rooting begins around week three, transition to deeper, less frequent watering.
Stay off the lawn — Minimize foot traffic for the first 2–3 weeks while roots are establishing.
Don't mow too soon — Wait until the grass reaches 3–4 inches before the first mow. Never cut more than one-third of the blade height at once.
Fertilize at the right time — Wait 4–6 weeks before the first fertilizer application. Use a starter fertilizer designed for new lawns.
